The Davis Companies selected Erland, in collaboration with Jacobs, to construct 101 Smith Place—a 215,000sf lab-ready building in Cambridge. 101 Smith Place is a part of The Davis Companies’ growing life science campus referred to as The Quad. The Quad consists of four new and redeveloped life science/lab/R&D buildings including 75 Moulton Street, which Erland completed for The Davis Companies in 2017. The 3-story lab-ready facility consists of one level of below-grade parking and a mechanical penthouse on the roof. Erland demolished two existing buildings and a metal garage to prepare for the new building. The facility was designed as core & shell with preparations for future tenants. The ground level consists of an entry lobby, loading dock, mechanical areas, electrical and low voltage closets, a PH neutralization room, recycling area, security/leasing office, office/laboratory areas, restrooms, and a fitness center. Levels two and three are typical office/laboratory floors. It has also been sustainably designed and constructed to achieve LEED Gold Certification.
