Pattern District Building 4 (Northland)

Erland Construction, in partnership with CUBE 3, has been selected by Northland to construct Building 4, a new 240,000-square-foot, 120 unit mixed-use residential community within Pattern District, the developer’s transformative 23-acre redevelopment in Newton Upper Falls. Designed to achieve both Passive House and LEED certification, the project supports Pattern District’s vision of creating a sustainable, walkable neighborhood that seamlessly integrates residential, retail, and community spaces. The building will feature a post-tension concrete structure supporting below-grade parking and on-grade retail, topped by a steel-framed residential structure containing apartment homes and future retail space that opens directly onto the Village Green common area. Sustainable design strategies will be incorporated throughout, including a high-performance building envelope, energy-efficient mechanical systems, stormwater management measures, and low-impact development practices aimed at reducing environmental impact while enhancing long-term building performance. Construction will begin with extensive site preparation activities, including shoring and support of excavation, dewatering operations, and foundation installation. Once the steel structure is erected, the project team will implement a carefully sequenced construction approach designed to maximize efficiency, maintain trade partner productivity, and support the schedule. Building 4 represents Erland’s third collaboration with Northland, further strengthening a trusted partnership focused on delivering innovative, community-centered developments that create lasting value for residents and the surrounding community.
