Pattern District Building 1 (Northland)

Erland Construction has been selected by Northland, in collaboration with CUBE 3, to complete the historic restoration and adaptive reuse of the 173,000-square-foot Saco Pettee Mill as part of the transformative Pattern District development in Newton Upper Falls. The project will convert the former mill building into 100 luxury apartment homes, preserving the structure’s iconic brick-and-beam character while introducing modern residential finishes, amenities, and contemporary living spaces. The redevelopment includes significant upgrades to the building’s infrastructure, including new MEP-FP systems designed to support a full-scale residential community, roof replacement and structural reinforcement to accommodate new mechanical equipment, selective demolition and abatement, concrete slab placement, and a comprehensive interior fit-out to create modern apartment homes. Restoration work will be completed to National Park Service standards and includes extensive masonry repointing, historic window replacement, and other preservation measures designed to honor the building’s industrial heritage while extending its useful life for generations to come. Residents will enjoy a variety of amenities, including a wellness suite, fitness center, lounge, and game room, creating a connected living experience within one of the region’s most significant historic redevelopment projects. Scheduled for completion within 19 months, Building 1 represents Erland’s second collaboration with Northland and reinforces a trusted partnership focused on revitalizing historic assets while creating lasting value for the community.
