In an effort to attract young professionals to the suburbs as more and more corporate headquarters move out of the city, Alliance Residential Company and G|I|D Boston teamed with CUBE 3 and Erland to construct a new rental housing development on Middlesex Turnpike—a bustling route that stretches from Burlington through Bedford into Billerica. The carefully crafted complex features 1-, 2- and 3-bedroom luxury apartments and an array of amenities. The Val is made up of 4-stories of wood-frame over a 2-story steel podium 181-space parking garage and houses 211 residential units as well as 2,750sf of commercial space. Set on the corner of Lexington Road and Middlesex Turnpike, the tight site abuts an area of wetlands, requiring Erland to work closely with the local conservation commission to coordinate all construction activities. The building itself is diamond-shaped with a large exterior courtyard at its center. Given the site constraints, two tower cranes were used to erect the structure. Amenities include a resort-inspired pool, a state-of-the-art fitness center, dog wash, bike repair station, and outdoor fire pits with lounge seating.
